IRMC TIF – analysis of cash flow

As promised, a scanned-in copy of the IRMC TIF cash flow is attached to this blog post as a jpg file. Remember, these numbers are not guarantees; these are projected numbers. I'll address this further in a follow-up story in the weekend edition of The Examiner.

Well AD I’ve spoken with some people who were involved in this back in 05 & 06 when it first started … They have since dropped out because they could not see it working as an Incubator?
At best it might run as a job-training program??? But most started to see it as a Realistate FLIP… And now it looks like a pretty good one… No $$$$$$$$$ down and if it all goes belly up the ISD holds the bag on the building??? So I got nothing but time so all I have to do is sit back and watch, but remember we told U so…

Ever heard of the story of the boy who cried wolf to many times? I don't know if the incubator will work or not, seems unlikely to me, but with a history of posts on these blogs like this I wonder why they are not taken seriously. Nothing causes me to pause and think more than the person who is positive they know the whole truth. If you go read the full thread on the blog below you will find several current bloggers with the same opinion of the Van Horn makeover, although some have changed thier user name. And some of the same even praised the Roper Field makeover last weekend.
By the way, I can't find any news on all the lawsuits, must be hiding them from us.

They are NOT going to be able to say they didn’t know…
When the school clean up was first proposed months ago I brought up the lead paint & asbestos problems in 50 year old buildings…
No one wanted to talk about it…
I even ask if they had been inspected, if OSHA had been involved ???
How about the EPA???
No one wanted to discuss it…
Now it’s coming out, VH is full of both…
I ask about people showing up to work being covered by insurance, they assured me they would be… HOW ???
I spoke with 4 different Ins Providers and they all said it would be virtually impossible….
So where we should have guys in HazMat suits, were going to have housewives in shorts??? That should work out…
Just one lawsuit could cost another Million bucks???
I'm sure there are going to be some laws broken here...Hinson may have some personal liability
The litigation these people are causing is just wasted money, our money, tax money…
You can’t just show up hold hands and pray for the best and go to work….
You can’t hide behind I didn’t know…. U have been told, many times…
Asbestos & Lead paint cost $Millions to clean up…
U don’t have to be genius to know you CAN’T send a bunch of house wives with a bucket of paint, to paint over lead paint….
It has to be removed, as does Asbestos…
These 1950 buildings are full of both…
These are public building and a public trust, U cna't just slip in and cover up problems and hope for the best....

And I stand by everything I've ever posted...
I'll bet U the 64 bit computer I'm typin on, we get a team of EPA inspectors in here to go through Van Horn and the other schools and they will find all sorts of painted over violations??? they have never been inspected by us.
The school distric used a 7 year old letter from the KCSD that said the buildings were inhabitual???
that was the inspection they relied on...
So I maybe gone by the time it comes out, but when it does remember MMinnoe tole U back in July of 08...

Thanks Andrianne. It is interesting to see that the $10M - $2M split was put forth back in 2005? The more I see of this the more it takes on the appearance of a part of the good ole boys network and maybe the current events were foretold. I still don't see how ISD got included for $5.5M. Also why is BSD not listed to at least receive the portion due it based on prior valuations, as required by statute?
U ask the best questions... maybe will find out what they plan for demo??
but these ole boys don't let go of a cow until they milked it...
And they don't like to remind people that a project inthe middle of Indep. will support the BSD???
Good deal thanks, I've got an old hi school buddy that has been doin these type of things for a few years and he's goin to send me more info too, He did say off the top of his head ones started like ours with nothing in writing, they usually fool around for a while and then just dissapear and then the $$$$$$ is gone too, and no one knows where it went... So remember a lot of us warned U-all....
Civil, please note the spelling of my name. :) Under the Blue Springs School District column, you'll see that it refers to the 2007 debt issuance. I believe my story on Saturday will answer questions not previously answered regarding the Independence School District. Dr. Brian Mitchell did make some comments at the March 5 IRMC TIF meeting.
